The 1% Rule
A quick screen every experienced investor uses: monthly rent should be at least 1% of the purchase price.
Expense Ratio Rule
If operating expenses exceed 50% of gross rents, cashflow will be thin. The analyzer catches this before you close.
Cash Purchase ROI
What you'd earn if you paid all cash. The benchmark for comparing this deal against other investments.
DSCR
Debt Service Coverage Ratio. Banks require 1.25 or higher. Below 1.0 means the property can't pay for itself.
ARV — The 70% Rule
For distressed properties — never pay more than 70% of After Repair Value. The analyzer calculates your maximum offer automatically.
